Listing and selling 320 Fans Rock Road proved to be one of the most challenging experiences of my career, defined by a roller coaster of obstacles. The journey began when I discovered through due diligence that our initial buyer lacked the promised cash funds, necessitating a restart. We subsequently moved under contract with a buyer featuring a Hubbard Clause, only for the deal to falter when the property failed to appraise and the parties could not reach a compromise. Just as we secured a new buyer, the original buyer—motivated by our successful reconsideration on the failed appraisal—decided to meet our original requests. Navigating these volatile layers of contingency, valuation disputes, and shifting buyer interest ultimately required immense persistence, but I am proud that the home finally reached a successful closing.
