A Buying Success Story:

Charming single-family home exterior for sale at 16 Tauton Drive in Southington, CT.

16 Tauton Street, Southington, CT 06489

Helping my clients secure their home at 16 Tauton St. in Southington was a particularly meaningful journey, as this was the second time we’ve worked together; previously, I helped them find a short term home in Branford, and they trusted me to guide them through this major life transition. This purchase was especially significant because it brought 3 generations—my clients, their daughter, and their granddaughter—together under one roof in an old neighborhood that held a special place in their hearts.

To make this move a reality, I helped my clients qualify for an FHA loan. Knowing that FHA appraisals could be intimidating due to strict property requirements, I strategically enhanced our offer by including a contingency stating that my buyers would contribute funds toward any repairs if the appraiser identified issues. This proactively removed the “appraisal fear” from the negotiation.  I also included a contingency stating my clients would remove items from the home after closing, significantly reducing the burden on the sellers. In the end, this comprehensive strategy ensured a happy ending for both parties.

Frequently Asked Questions: Buying Your Next Home in CT

1. How do “Mill Rates” in different Connecticut towns impact my long-term carrying costs?

Answer: In Connecticut, property taxes are determined by a town’s Mill Rate. For example, moving from a town with a higher mill rate like Hamden to one with a lower rate like Wallingford can significantly lower your monthly payment or allow you to afford a higher purchase price for the same budget. Part of my service is providing a side-by-side tax analysis of properties in Cheshire, Wallingford, and North Haven so you can see the true cost of ownership before making an offer.

2. How can I ensure my offer stands out in a multi-offer situation without significantly overpaying?

Answer: Beyond the purchase price, we look at “clean” contract terms. This includes flexible closing dates that accommodate the seller’s next move, larger earnest money deposits when possible, and even appraisal gaps, and more unique addendums tailored to the seller’s needs.  I conduct a deep-dive Comparative Market Analysis (CMA) to show you exactly what recent buyers have paid for similar homes, ensuring your offer is competitive yet grounded in real-world data.

3. How do I coordinate buying a new home while selling my current one?

In Connecticut, we typically handle a simultaneous “buy-sell” using one of these 3 proven strategies:

  • The Hubbard Clause: This is a specific contingency added to your offer. It states that your purchase is dependent on your current home going under contract. It protects your deposit and ensures you aren’t stuck with two mortgages.

  • Post-Closing Possession: Also known as a “rent-back,” you sell your home first to access your equity but negotiate to stay in the property for 30–60 days. This gives you the cash and the time needed to finalize your next purchase without rushing.

  • Same-Day Closings: I coordinate with your real estate attorney to schedule both transactions on the same day—usually selling your current home in the morning and buying the new one in the afternoon.
