Helping the buyer of 140 Woodhouse Ave. in Wallingford secure the home required a highly strategic offer tailored to the seller’s specific needs. Because the sellers needed to sell this property to close on their new out-of-state home, I structured our offer to be flexible with the closing date and included a contingency for the sellers to find suitable housing. While we included an “As Is” rider, my observation of the poor condition of the furnace during the showing led me to write a specific provision into the offer addressing potential inspection issues. By balancing these accommodations with proactive negotiation regarding the furnace, I successfully secured a $7,000 closing cost credit for my client, ultimately winning the offer and finalizing the transaction.
