Meriden, CT Real Estate Market Update: July 2026

Living in the Meriden community is a great place to call home.  It’s no wonder that the Meriden housing market continued to produce higher home values in the latest available SmartMLS data, even as the number of completed sales declined. Inventory improved modestly, but buyers still had only about two months of available supply—meaning the market remained competitive for desirable and appropriately priced homes.

The SmartMLS reports were generated on July 28, 2026, and each plotted point represents 12 months of activity. Because July was not yet complete, the newest point appears to represent the 12 months ending in June 2026. The comparisons below use the corresponding June 2025 figures.

Meriden Home Prices Rose Approximately 6%

The median sales price increased from approximately $305,000 in the 12 months ending June 2025 to about $324,000 in the 12 months ending June 2026. That represents an increase of approximately $19,000, or 6.2%, in one year.

This does not mean every Meriden home increased in value by the same percentage. Sale prices still depend on the property’s location, condition, size, updates and comparable sales. However, the broader trend indicates that buyers paid more for the typical home sold during the latest 12-month period.

More Homes Were Listed, but Fewer Sales Closed

Meriden recorded approximately 629 new listings during the latest 12-month period, compared with 610 one year earlier. That was an increase of 19 listings, or approximately 3.1%.

At the same time, closed sales declined from approximately 557 to 524, a decrease of 33 transactions, or about 5.9%.

Taken together, these figures suggest that slightly more homes entered the market while fewer transactions were completed. That combination helped create a modest improvement in available inventory, although the increase was not large enough to create an oversupplied market.

Meriden Buyers Had Slightly More Inventory

The months supply of homes for sale increased from approximately 1.8 months to 2.0 months, an increase of about 11.1%. Months of supply estimates how long the available inventory would last if homes continued selling at the current pace and no additional properties entered the market.

The increase gave buyers somewhat more selection than they had a year earlier, but two months of supply still represents a limited number of available homes relative to the pace of sales. Homes that are well maintained, correctly priced and located in desirable neighborhoods may therefore continue to attract considerable attention.

What the July 2026 Meriden Market Means for Sellers

The increase in median sales price is encouraging for Meriden homeowners considering a sale. However, the decline in closed transactions shows why sellers should not assume that every property will sell quickly or command any price.

Preparation and positioning still matter. At 75 Boylston Street North, I began working with the owners months before the home was listed. We discussed repairs, painting, decluttering, furniture placement, permits and pricing before launching a coordinated marketing plan. The property generated five offers within days, all above the asking price.

That experience illustrates an important distinction: the overall market creates an opportunity, but the property’s preparation, price and presentation help determine the individual result.

What the Market Means for Meriden Buyers

Meriden buyers may benefit from the modest increase in listings and inventory, but rising prices mean that waiting does not necessarily make a home more affordable. A buyer’s offer also needs to be evaluated as a complete package—not simply as a purchase price.

Terms such as the closing date, financing, inspection provisions, appraisal protection and the seller’s individual priorities can all affect how an offer is received. In one Meriden transaction, I helped first-time buyers obtain an opportunity to purchase a home before it was offered to the general public. In other competitive transactions, I have helped buyers succeed without submitting the highest price by structuring terms that better addressed the sellers’ needs.

Is Meriden Still a Seller’s Market?

My interpretation of the current figures is that Meriden remained favorable to sellers in July 2026, but the market showed early signs of becoming slightly less restrictive for buyers. Prices were higher and inventory remained limited, while new listings increased and completed sales declined.

For sellers, that means there may still be strong demand, but careful preparation and realistic pricing remain important. For buyers, the small improvement in supply may create additional opportunities, although competition can still be significant for the most appealing homes.
